Job summary

KW PROPERTY MANAGEMENT AND CONSULTING in Miami Beach is seeking a Chief Engineer to oversee daily maintenance of the building interior and exterior, ensuring HVAC, refrigeration, and electrical systems operate reliably.

The role requires supervising maintenance staff, developing preventive maintenance programs, coordinating with the Association Manager, and upholding safety standards while delivering excellent resident service.

Qualifications

• High School Diploma required; AA degree preferred for industry.
• HVAC certification or equivalent technical training.
• Strong knowledge of electrical, plumbing, carpentry, HVAC, and painting basics.
• Minimum 3–5 years supervisory maintenance experience in hi-rise buildings.
• Proficient with Word and Excel for reporting and logs.

Responsibilities

• Performs the day to day routine maintenance of the building utilizing their maintenance staff in a leadership role.
• Develops and adheres to the preventative maintenance program for the community. Update as needed.
• Supervise all building repairs done by outside vendors, reporting to the Association Manager satisfactory/unsatisfactory completion.
• Maintain an operating environment to achieve a satisfactory level of resident’s service as measured by formal and informal feedback and surveys.
• Monitoring all systems of the building and performing any and all basic repairs as needed.
• Demonstrates a routine and effective ability to adjust to changing circumstances.
• Responds to phone calls and correspondence in a timely, professional manner.
• Encourages maintenance staff to behave in a professional manner and comply with company’s safety standards. Motivates staff to work as a team.
• Creates a maintenance report, which depicts an update on the actual condition of the property, progress of specific projects, and makes clear and concise recommendations.
• Observes all safety standards and participates in the Company’s efforts to provide a safe work environment.
• Understands and follows the directions and tasks given by direct supervisor and conscientiously completes them.
• Organizes time effectively and successfully balances the competing demands of multiple projects.
• Keeps up to date equipment maintenance logs, inventory, and update preventative maintenance manual quarterly.
