The role emphasizes budgeting, vendor relations, and preventive maintenance programs.

Candidates should have strong plumbing, electrical, HVAC and carpentry skills, experience supervising residential staff, and familiarity with building systems, licenses, and maintenance software

Qualifications

• Must have excellent plumbing, electrical, HVAC and carpentry knowledge.
• Experience supervising others on a residential property.
• Extensive knowledge of residential building systems including boilers, chillers and air handling units.
• HVAC and/or CFC certifications strongly required or applicable designations.
• Proficient with maintenance software and Microsoft Office applications.
• Strong written and verbal communication skills and professionalism.

Responsibilities

• Lead on-site maintenance staff and repairs for property upkeep.
• Oversee make-ready process to prepare apartments for move-in.
• Initiate and supervise maintenance projects to improve curb appeal and system performance.
• Develop scopes of work and manage contractor bids.
• Control expenses and participate in budgeting processes.
• Maintain vendor relationships and pricing with approved lists.
• Supervise daily maintenance activities and train team members.
• Direct the Preventive Maintenance program and ensure documentation.
• Ensure compliance with housing rules and safety standards.
• Be flexible for on-call and overtime as needed.
