Job summary

Orbach Affordable Management is seeking an experienced Community Property Manager to oversee OAHS Arlington LLC (Arlington House) in East Orange, NJ. Arlington House is a 179-unit affordable housing community with HUD and LIHTC housing, requiring strong management and compliance oversight.

The ideal candidate will have HUD/LIHTC experience, leadership skills, and the ability to manage day-to-day operations while maintaining high resident, staff, and regulatory standards.

Qualifications

• Proven HUD/LIHTC Community or Property Manager experience.
• Strong HUD/LIHTC compliance knowledge.
• Experience with HUD MORs and LIHTC audits.
• Experience supervising and managing staff.
• Experience with RealPage or similar PM software.
• Strong Fair Housing knowledge and resident relations.
• Affordable housing certifications such as COS, TCS, BOS preferred.
• Strong leadership, communication, organization, and problem-solving skills.
• Ability to work independently and meet deadlines.

Responsibilities

• Manage day-to-day community operations and ensure HUD/LIHTC compliance.
• Lead, supervise, and hold onsite staff accountable for performance.
• Maintain positive resident relations and address resident concerns professionally and effectively.
• Prepare for and manage HUD MORs, LIHTC audits, and compliance inspections.
• Ensure resident files meet HUD and LIHTC requirements.
• Maintain accurate records and demonstrate strong attention to detail.
• Communicate effectively with residents, staff, ownership, vendors, and regulatory agencies.
• Identify operational issues, take initiative, and develop effective solutions with minimal direction.
• Work effectively in a fast-paced environment while managing competing priorities.
• Demonstrate strong organizational skills with the ability to manage deadlines and multiple priorities.
