Orbach Affordable Management is seeking an experienced Community Property Manager for OAHS MacArthur Park TC LLC in Loveland, OH. The role focuses on managing Section 8 and LIHTC housing, daily operations, and resident services.

Responsibilities include certifications, rent calculations, maintaining occupancy, and ensuring regulatory compliance. Proficiency with RealPage, OneSite, Outlook, Word, and Excel is required.

Qualifications

• Experience managing affordable housing communities.
• Strong knowledge of Project-Based Section 8, Housing Choice Voucher (HCV), and LIHTC programs.
• Excellent written, verbal, and interpersonal communication skills.
• Strong organizational skills with exceptional attention to detail.
• Ability to prioritize multiple responsibilities while meeting deadlines.
• Positive attitude with a collaborative, customer-focused approach.
• Reliable transportation to the property.
• Proficiency with RealPage, OneSite, Microsoft Outlook, Word, and Excel.

Responsabilités

• Oversee the daily operations of the community while maintaining a high level of resident satisfaction.
• Manage certifications (annual, interim, move-in, move-out) in compliance with Section 8 and LIHTC.
• Maintain occupancy goals and support leasing efforts to achieve 100% occupancy.
• Calculate resident rents and household assets per HUD 4350.3 Handbook.
• Review applicant files for eligibility and regulatory compliance.
• Run and review EIV reports per company policies.
• Identify income discrepancies and prepare repayment agreements as needed.
• Prepare leases, certifications, and other resident documentation.
• Ensure timely collection and deposit of resident payments.
• Conduct unit and property inspections to maintain standards.
