Job summary

Orbach Affordable Management is seeking a seasoned Community Property Manager for OAHS Fayetteville Gardens TC LLC in Fayetteville, NC. This role manages a 100-unit site with Section 8 HUD and LIHTC housing, ensuring regulatory compliance, occupancy goals, and exceptional resident service.

Responsibilities include certifications, rent calculations, eligibility reviews, EIV reporting, and timely collections. Proficiency with RealPage, OneSite, and MS Office is required.

Qualifications

• Experience managing affordable housing communities.
• Knowledge of Project-Based Section 8, Housing Choice Voucher (HCV), and LIHTC programs.
• Excellent written, verbal, and interpersonal communication skills.
• Strong organizational skills with exceptional attention to detail.
• Ability to prioritize multiple responsibilities while meeting deadlines.
• Positive attitude with a collaborative, customer-focused approach.

Responsibilities

• Oversee the daily operations of the community while maintaining a high level of resident satisfaction.
• Manage annual, interim, move-in, and move-out certifications in compliance with Section 8 and LIHTC regulations.
• Maintain occupancy goals and support leasing efforts to achieve and sustain 100% occupancy.
• Calculate resident rents and household assets in accordance with the HUD 4350.3 Handbook.
• Review applicant files to ensure eligibility and regulatory compliance.
• Run and review EIV reports in accordance with company policies.
• Identify income discrepancies and prepare repayment agreements when necessary.
• Prepare leases, certifications, and other required resident documentation.
• Ensure timely collection and deposit of resident payments.
• Conduct unit and property inspections to maintain community standards.
• Maintain accurate records and complete additional property management responsibilities as needed.
