Orbach Affordable Management is seeking a Community Property Manager for OAHS Promenades LP in Pleasonton, CA, overseeing an affordable 146-unit community with mixed HUD and LIHTC housing. This on-site, live-in role includes a two-bedroom apartment.

The ideal candidate has experience with Section 8 and LIHTC programs, strong organizational and resident-service skills, and proficiency with RealPage, OneSite, and MS Office. Full-time schedule.

Qualifications

• Reliable transportation to the property.

Responsibilities

• Oversee the daily operations of the community while maintaining a high level of resident satisfaction.
• Manage annual, interim, move-in, and move-out certifications in compliance with Section 8 and LIHTC regulations.
• Maintain occupancy goals and support leasing efforts to achieve and sustain 100% occupancy.
• Calculate resident rents and household assets in accordance with the HUD 4350.3 Handbook.
• Review applicant files to ensure eligibility and regulatory compliance.
• Run and review EIV reports in accordance with company policies.
• Identify income discrepancies and prepare repayment agreements when necessary.
• Prepare leases, certifications, and other required resident documentation.
• Ensure timely collection and deposit of resident payments.
• Conduct unit and property inspections to maintain community standards.
• Maintain accurate records and complete additional property management responsibilities as needed.

Orbach Affordable Management is hiring a Community Property Manager for OAHS Promenades LP, located in Pleasonton, CA. Promenades Gardens is a family-oriented community with 146-units, blending Section 8 HUD and LIHTC housing.

We are seeking an experienced Property Manager with knowledge of Project-Based Section 8 and LIHTC programs, strong organizational skills, and the ability to manage daily operations while providing excellent resident service.

This is a salaried, exempt position requiring an on-site, live-in Community Property Manager. A two-bedroom apartment is provided as part of the role.
