Job summary

Mini Mall Storage Properties is seeking a Site Manager (Self Storage) to blend customer service, sales, and property operations at our Livingston, Texas location. You will help customers find storage solutions while keeping the facility safe, clean, and welcoming.

The role offers a full-time daytime schedule with no late nights or Sundays, competitive hourly pay, and a complete benefits package including health insurance and a 401(k) plan. Experience in property management is a plus.

Qualifications

• High school diploma or equivalent is required.
• Experience in customer service, sales, retail, hospitality, or property management is an asset.
• Experience managing day-to-day activities of a team.
• Strong communication and organizational skills are essential.
• Able to work independently and manage multiple priorities.
• Basic computer skills, including Microsoft Office.

Responsibilities

• Deliver exceptional customer service by resolving tenant inquiries and issues promptly and professionally.
• Manage daily property operations, including leasing, rent collection, tenant records, unit inventory, pricing, and payment processing.
• Maintain facility cleanliness, coordinate repairs, and ensure site safety, security, and regulatory compliance.
• Develop local marketing initiatives to attract new tenants and maximize occupancy.
• Partner with the Regional Operations Manager on budgeting, expense tracking, and financial reporting.
• Support hiring, scheduling, UKG timekeeping, overtime management, and employee training and development.
