Job summary

CloudTen Residential seeks a roving Maintenance Technician to perform comprehensive property maintenance across multiple Portland-area communities. You will handle preventive, corrective, and emergency tasks, coordinate with Community Managers, and ensure high resident satisfaction through timely, safe work.

Responsibilities include facility upkeep, move-in/move-out readiness, inventory control, and on-call readiness.

Qualifications

• Previous property maintenance experience - 1 year certificate from college or technical school; or two years related experience and/or training; or equivalent combination of education and experience.
• A valid driver's license and reliable transportation are required, as regular travel between properties is an essential function of this position.
• Proficient at Microsoft Office
• High School Diploma or equivalent.

Responsibilities

• Perform all aspects of property maintenance, including preventive, corrective, deferred, and emergency maintenance under the supervision of the Community Manager.
• Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and carpentry work as necessary.
• Ensure exterior curb appeal of the community and cleanliness of grounds; walk the property multiple times daily and pick up debris including pet waste; ensure pet stations are stocked and emptied.
• Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
• Maintain high standards of resident service and relations for the entire staff.
• Ensure residents have a clean, safe, well-maintained community.
• Ensure apartments are made ready after vacancy.
• Maintain inventory control of tools and supplies; use PPE as assigned (back belts, goggles, dust masks, hard hats, gloves).
• Handle maintenance requests quickly (within 24 hours); notify Community Manager if parts must be ordered and there is a delay.
• Adhere to monthly preventive maintenance directives (lighting, fire safety, pool/spa, life/safety hazards, signage).
• Know shutoffs locations (gas, electric, irrigation, water), unit and fixture shutoffs, sewer cleanouts, and maps.
• Assist in move-in/move-out inspections and status of vacant units.
• Recommend improvements to methods, safety, and service quality; suggest changes to working conditions/equipment for efficiency.
• Perform on-call emergency service as required.
• Assist on special maintenance projects under Maintenance Supervisor/Community Manager.
• Interpret and enforce safety policies; maintain hazardous material records and MSDS awareness.
• Maintain clear communication with Site Management on maintenance problems or safety issues.
• Represent CloudTen Residential professionally and maintain company image; wear CloudTen shirt and present well.
• Assist in promoting CloudTen Residential.
• Attend training seminars as requested and assist other staff as needed.
• Deliver communications to residents as needed and assist in setting up events.
• Perform other duties as assigned.
