WinnCompanies is seeking a Rotating Property Manager to support multiple affordable housing and market-rate properties across the Washington, D.C. and Maryland region.

You will work with an existing manager or cover vacancies, manage occupancy, and ensure financial objectives and regulatory compliance across sites. The role includes rent strategy, renewals, budgeting, staffing oversight, and coordinate with maintenance.

Qualificações

• High school diploma or GED.
• 1-3 years of relevant work experience.
• 1-3 years of supervisory/managerial experience.
• Knowledge of Property Management.
• Knowledge of Landlord/Tenant Laws.
• Experience with LIHTC, Project Based Section 8, and DC/MD affordable programs.

Responsabilidades

• Collaborate with senior management to establish appropriate rent levels.
• Review rent schedules and oversee rent increases/renewals.
• Lead the property team to maintain optimum occupancy.
• Process move-ins/move-outs/recertifications/renewals.
• Approve rental applications per standards and regulations.
• Follow company marketing policies and reporting requirements.
• Provide oversight of tenant files.
• Ensure site compliance with state and federal program regulations.
• Direct maintenance team to implement maintenance programs and controls.
• Report incidents and injuries per policy.
• Resolve resident issues in a timely manner.
• Prepare annual budgets and provide financial reporting.
• Solicit bids, process POs and invoices as needed.
• Ensure timely rent collection and deposits per laws.
