Job summary

WinnCompanies is seeking a Rotating Property Manager to support multiple affordable housing properties across the San Francisco Bay Area and Sacramento, CA. You will assist on-site with rent setting, leasing, and staff supervision while rotating across sites within the region.

The role emphasizes ensuring occupancy, regulatory compliance, and strong vendor and budget management. A 30–35 USD/hour pay range and a standard 8–5 weekday schedule are provided.

Qualifications

• High school diploma or GED equivalent.
• 1–3 years of relevant work experience.
• 1–3 years of supervisory/managerial experience.
• Knowledge of LIHTC and HUD regulations.
• A valid driver's license in good standing.
• Knowledge of Property Management.
• Knowledge of Landlord/Tenant Laws.
• Experience managing large teams.
• Experience with web-based applications and Microsoft Office.
• Excellent customer service skills.
• Ability to multitask in a fast-paced office environment.
• Ability to work with a diverse group of people.
• Superb attention to detail.

Responsibilities

• Collaborate with senior management to establish rent levels.
• Review rent schedules and oversee increases/renewals.
• Lead the property team to maintain occupancy targets.
• Process move-ins/move-outs/recertifications/renewals.
• Approve rental applications per standards and regulations.
• Follow company marketing and reporting requirements.
• Provide oversight of tenant files and site compliance.
• Direct maintenance team to implement programs.
• Prepare annual budget and financial reporting.
• Solicit bids and process POs/invoices per policy.
• Ensure timely rent collection and deposits.
• Screen, hire, and train new personnel.
• Promote staff development through trainings and PDP.
• Conduct weekly staff meetings.
