Job summary

Essex Property Trust is seeking a Maintenance Technician II to keep residential properties in top condition. You will perform preventive maintenance on HVAC, plumbing, electrical systems and appliances, repair doors, windows and fixtures, and prepare units for new residents with cleaning and touch-ups.

This is a five‑day onsite role with on‑call duties after hours. Strong communication with residents and staff, plus safety and documentation discipline, are essential to succeed in this fast‑paced

Qualifications

• High school diploma or GED required.
• 2+ years of property maintenance or facilities experience.
• HVAC and/or CPO certification preferred.
• Valid driver's license required for on-site operations.
• Strong knowledge of electrical, plumbing, and appliance repairs.
• Familiarity with environmental hazards related to residential housing.
• Ability to use a smart device for property management and communication.
• Proficiency in MS Office and property management software.
• Strong organizational and time management skills.
• English reading, writing and speaking fluency.

Responsibilities

• Perform routine and preventive maintenance on building systems including HVAC, plumbing, electrical, and appliances.
• Repair interior and exterior property features and prepare units for new residents.
• Respond promptly to resident work orders and ensure timely resolutions.
• Prepare vacant units for move-in with painting, cleaning and repairs to meet standards.
• Inspect property and systems regularly to identify maintenance needs.
• Adhere to preventive maintenance schedules and safety regulations.
• Handle on-call emergencies and respond during evenings, weekends, and holidays as required.
• Maintain organized inventory of tools and materials for daily upkeep.
• Document work orders, inspections and repairs in SightPlan or tracking systems.
