Essex-Property-Trust in Menlo Park, CA is seeking a Maintenance Technician II to ensure upkeep of residential properties. You will perform routine and preventive maintenance on HVAC, plumbing, electrical, and appliances, prepare units for new residents, and maintain grounds and common areas.

The role requires a high school diploma or GED, 2+ years in property maintenance, a valid driver’s license, and on-site availability including evenings/weekends as needed. Certification in HVAC/CPO is a plus.

Qualifications

• High school diploma or GED required.
• 2+ years of experience in property maintenance, facilities management, or related field.
• HVAC and/or CPO certification preferred.
• Valid driver's license required for onsite operations using golf carts.
• Strong knowledge of electrical, plumbing, and appliance repair.

Responsibilities

• Perform routine and preventive maintenance on essential building systems, including HVAC, plumbing, electrical, and appliances.
• Repair and maintain interior and exterior property features such as doors, windows, walls, flooring, and fixtures.
• Respond promptly to maintenance requests from residents with timely resolution.
• Prepare vacant units for new residents, including painting, cleaning, and repairing or replacing worn components.
• Adhere to safety regulations and building codes and document work orders and inspections using SightPlan or similar systems.
