Job summary

Essex Property Trust, Inc. seeks a Maintenance Technician II to ensure upkeep and functionality of one or more residential communities in Foster City, CA. You will perform routine maintenance, respond to work orders, and prepare units for new residents while preserving curb appeal and common areas.

The role reports to the Community Manager or Maintenance Supervisor. You will handle preventive maintenance, safety compliance, and on-call duties, including evenings, weekends, and holidays, with

Qualifications

• High school diploma or GED required.
• 2+ years of property maintenance or facilities experience.
• HVAC and/or CPO certification preferred.
• Strong knowledge of electrical, plumbing, and appliance repair.
• Ability to read, write, and speak English fluently.
• Proficiency with Microsoft Office and property management software.

Responsibilities

• Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
• Repair interior and exterior features and fixtures.
• Address resident work orders and prepare units for new residents.
• Inspect property, common areas, and systems for proactive maintenance.
• Maintain inventory of tools, equipment, and materials.
• Be on-call for evenings, weekends, and holidays as required.
• Document work orders and inspections using SightPlan or similar systems.
