Essex Property Trust, Inc. is seeking a Maintenance Technician II in San Mateo to perform routine and preventive maintenance on essential building systems, including HVAC, plumbing, electrical, and appliances.

You will repair interior and exterior features, prepare vacant units, and ensure standards of cleanliness and functionality before move-in. The role requires strong communication with residents, on-call availability, and adherence to safety regulations.

Qualifications

• High school diploma or GED required.
• 2+ years of property maintenance or facilities experience.
• HVAC and/or CPO certification preferred.
• Valid driver’s license required for on-site operations.

Responsibilities

• Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
• Repair interior and exterior features (doors, windows, walls, flooring, fixtures).
• Respond to resident work orders promptly and effectively.
• Prepare vacant units with painting, cleaning and repairs to meet standards.
• Conduct regular property inspections of common areas and systems.
• Maintain preventive maintenance schedule to reduce failures and costs.
• Handle on-call maintenance requests during evenings, weekends, or holidays.
• Document work orders and repairs using SightPlan or similar tools.
• Collaborate with management and communicate with residents professionally.
