Job summary

Invitation Homes is seeking a Maintenance Technician II to perform high-quality maintenance in our single-family rental homes while delivering outstanding resident service. The role encompasses multiple trades, proactive maintenance, and resident education on home systems.

Requirements include a high school diploma, OSHA 10, 2–5+ years of residential maintenance, EPA/HVAC certifications a plus, and a valid driver’s license. Strong communication and tools proficiency are essential.

Qualifications

• OSHA 10 required; new hires have up to 90 days to complete.
• 2–5+ years in residential repairs or related maintenance.
• EPA Type I/II/Universal, HVAC or pool(CPO) certifications are a plus.
• Excellent customer service and written/verbal communication; multilingual is a plus.
• Valid driver’s license and ability to lift 50+ lbs; basic tool ownership.

Responsibilities

• Perform maintenance service requests across multiple trades in single-family homes.
• Provide outstanding customer service and promote a quality living experience.
• Complete ProCare visits using the maintenance mobile app and schedule next visits.
• Educate residents on maintenance topics and home systems; reference resident responsibilities site.
• Conduct property condition assessments and alert management on urgent items.
• Review technician reports and identify opportunities for improvement.
• Repair systems in vacant homes during turnover or market-ready periods.
• Operate and care for company tools, materials, and vehicles.
• Review next-day appointments to ensure required equipment and time for one-visit completions.
• Follow all safety guidelines and perform other duties as assigned.
