Job summary

JES Holdings is seeking a Maintenance Technician II for Smithville Properties in Kearney, MO. This on-site, hourly role supports turnover, preventative maintenance, and daily work orders across 250+ properties.

You will diagnose and repair plumbing, electrical, HVAC, painting, and carpentry tasks while ensuring safety and curb appeal. The position requires 3+ years of experience, a high school diploma, and readiness for after-hours calls.

Qualifications

• High School diploma or equivalent.
• 3+ years of multifamily, commercial, or hotel maintenance experience.
• Working knowledge of plumbing, electrical, basic HVAC, carpentry, appliance repair, painting, and building operating systems (e.g., door entry, fire suppression).
• Knowledge of REAC and INSPIRE inspection preparation.

Responsibilities

• Regularly troubleshoot electrical, plumbing, HVAC as part of completing unit turns, work orders, and preventative maintenance.
• Perform general repairs independently.
• Maintain curb appeal.
• Complete daily resident work orders.
• Be available for on-call after hours.
• Possess applicable maintenance tools.
• Conduct unit make-readies including painting, carpet cleaning, and cleaning as needed.
• Perform quarterly preventative maintenance checks.
• Assist neighboring properties as needed.
• Handle supplies from area vendors while legally operating a vehicle.
• Report health and safety concerns to the Regional Manager and Maintenance Superintendent.
