Job summary

Pratum Companies seeks an Apartment Maintenance Supervisor to lead the on-site maintenance team, manage make-ready moves, and oversee building systems. This role requires overseeing projects, coordinating qualified contractors, and controlling expenses while ensuring high customer service and curb appeal across properties.

The ideal candidate has strong plumbing, electrical, HVAC, and carpentry skills, with experience supervising residential staff and a solid understanding of building systems

Qualifications

• Must have strong plumbing, electrical, HVAC and carpentry knowledge.
• Experience supervising teams on residential properties.
• Extensive knowledge of residential building systems and equipment.
• HVAC/CFC certifications strongly required (or equivalent designations).
• Proficient with standard maintenance software and MS Office.

Responsibilities

• Manage maintenance staff and repairs for the property.
• Oversee make-ready process for move-ins in a timely fashion.
• Initiate and oversee maintenance projects; monitor contractors.
• Develop scopes of work and bid processes with qualified contractors.
• Manage expenses; support budgeting and vendor negotiations.
• Lead vendor relationships and approve vendor list.
• Supervise the maintenance team daily and identify training needs.
• Direct Preventative Maintenance program; ensure docs are complete.
• Ensure compliance with local, state, and federal housing rules.
• Maintain customer service focus and curb appeal; on-call duties as needed.
