Pratum Co. seeks a Maintenance Supervisor to lead the on-site maintenance team and manage repairs, upkeep, make-ready, and projects across the property in Baltimore. The role focuses on keeping heating, electrical, and plumbing systems optimal and assets well-maintained.

The candidate will develop relationships with vendors, control expenses, and ensure compliance with housing requirements. Strong communication and leadership are essential for success in this fast-paced environment.

Formación

• Minimum five (5) years of experience in residential property management or a related field.
• Extensive knowledge of residential building systems including boilers, chillers, cooling towers, air handlers, condensing units, roof fans.
• HVAC and/or CFC certifications required (or other applicable designations).
• Professional building system licenses are preferred and may be required depending on property type.

Responsabilidades

• Manage maintenance-related repairs and upkeep of the property with on-site team.
• Oversee make-ready process to prepare apartments for move-in.
• Initiate and supervise maintenance projects to improve curb appeal and optimize building systems.
• Develop scopes of work and solicit bids from qualified contractors.
• Manage expenses to align with owner goals and budgeting processes.
• Develop vendor relationships and negotiate pricing.
