Pratum Companies is seeking a Residential Apartment Maintenance Supervisor to lead the on-site maintenance team and manage repairs, make-readies, and preventative maintenance across the property. The role requires strong knowledge of building systems and the ability to supervise staff, coordinate contractors, and control costs.

The ideal candidate will have HVAC/CFC certifications, hands-on plumbing, electrical, and carpentry skills, and at least 3 years in residential property management.

Qualifications

• HVAC/CFC certifications required.
• Experience with residential property management preferred.
• Proficient in building systems knowledge (boilers, chillers, etc.).
• Good written and verbal communication skills.

Responsibilities

• Manage maintenance repairs and upkeep of the property.
• Oversee make ready process for timely move-ins.
• Lead and train the maintenance team; supervise daily activities.
• Develop scopes of work and bid with qualified contractors.
• Control expenses and budgeting to meet owner goals.
• Negotiate pricing and manage vendor relationships.
• Oversee Preventive Maintenance program and documentation.
• Ensure compliance with housing rules and regulations.
• Be on-call and support overtime as needed.
