Job summary

Avanath Capital is seeking a Leasing Specialist to drive leasing, marketing, and positive resident relations within the community. The role demands a high degree of professionalism and engagement with residents and staff.

You will greet and qualify prospects, present community features, process applications and deposits, and coordinate move‑ins. Proficiency with the Yardi system and a solid understanding of Fair Housing practices are valued to support retention and community success.

Qualifications

Responsibilities

• Greet and qualify all prospects.
• Record all visits on guest cards.
• Inspect models and communicate service needs to Community Manager.
• Demonstrate community and apartment features to prospects and close the sale.
• Have the prospect complete the application and secure a deposit per procedures and Fair Housing.
• Update availability reports and process applications for approvals.
• Ensure the apartment is ready for move‑in on the agreed date.
• Follow up with prospects who did not close and refer to sister communities when needed.
• Secure new resident signatures and orient new residents to the community.
• Assist in renewals and distribute renewal notices.
• Type leases and input information into the Yardi System; maintain resident files.
• Distribute notices and maintain compliant files.
• Maintain monthly commission records for leases and renewals; assist with other tasks.
• Adhere to community policies and Fair Housing rules.
• Maintain open communication with Community Manager and Maintenance Supervisor.
• Contribute to cleanliness and curb appeal; assist in planning resident events.
• Adhere to property management rules and guidelines; ensure compliance with ADA and other laws.
