Job summary

Rentology is seeking a pricing specialist to optimize short-term rental pricing using PriceLabs. You will manage pricing strategies across the portfolio, focusing on occupancy, ADR, and RevPAR while deploying promotions to fill gaps.

You will perform weekly audits, monitor market data, and adjust rules for min-stay and seasonal settings. This is a fully remote role with flexible hours and requires strong analytical skills.

Qualifications

• 1-2+ years hands-on managing pricing strategies in PriceLabs
• Strong grasp of OBA, custom pricing profiles, min-stay rules, price floors/ceilings, and seasonal settings
• Fluency in STR metrics: ADR, RevPAR, occupancy rate, booking pace, lead-time analysis
• Experience with dynamic pricing across Airbnb, VRBO, and Booking.com
• Strong analytical and decision-making skills; comfortable in spreadsheets
• Reliable internet connection

Responsibilities

• Occupancy-Based Pricing: Use PriceLabs OBA to optimize rates against listing and portfolio-wide booking pace
• Promotions & Orphan Gaps: Spot orphan days, shoulder seasons, and low-demand periods; deploy last-minute, LOS, and seasonal promos
• Performance Audits: Weekly & monthly reviews of ADR, RevPAR, occupancy, and conversion; fix underperformers
• Market & Competitive Analysis: Leverage PriceLabs Neighborhood Data & Market Dashboards to track comps, demand, and lead times
• Availability & Compensation: Communicate availability and start date; provide your hourly rate and expected flexibility
