Job summary

Jobgether is seeking a Diligence Coordinator (Contract Position) based in the United States to support land and title due diligence for forest conservation projects. You will review ownership, verify signatory authority, validate parcel identifiers, and identify risks, collaborating across sales, legal, forestry, and operations teams.

Qualifications

• At least six years of experience in real estate, title research, land acquisition, or land-based transaction management.
• Proficiency in Microsoft Office, especially Word and Excel.
• Ability to manage multiple transactions concurrently in a fast-paced environment.
• Strong written and verbal communication skills.
• Comfortable working in a remote, distributed team across the United States.

Responsibilities

• Land and title due diligence: review title reports, deeds, easements, mortgages, liens, and encumbrances to assess ownership and legal status.
• Ownership and parcel verification: research ownership structures, chain of title, signatory authority, parcel identifiers, and legal descriptions.
• Mapping and property research: use GIS and county records to verify parcel boundaries and legal descriptions.
• Diligence reporting and documentation: prepare clear internal reports and maintain organized records using Excel, SharePoint, and Teams.
• Risk identification and resolution: identify title defects, encumbrances, and ownership issues; coordinate with teams to resolve.
• Contracting support: assist with final diligence checks with landowner originations and legal teams.
• Audit readiness and transaction integrity: ensure diligence files are complete and defensible.
• Process improvement: identify recurring issues and improve consistency and turnaround times.
• Pipeline coordination: manage multiple transactions concurrently and track outstanding requirements.
