Job description

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Diligence Coordinator (Contract Position) based in the United States.

The Diligence Coordinator will support land and title due diligence for forest conservation projects, helping ensure each transaction is accurately verified, assessed, and ready for contracting. Reporting to the Senior Diligence Coordinator, this role focuses on reviewing property ownership, confirming signatory authority, validating parcel identifiers, and identifying potential legal or structural risks. You will collaborate with sales, legal, forestry, and operations teams to resolve documentation gaps and maintain reliable transaction records. The position requires strong attention to detail and the ability to manage multiple opportunities simultaneously in a fast-paced, remote environment. By ensuring that property records and diligence materials are complete, accurate, and audit-ready, you will help protect transaction integrity and reduce downstream risks. This is an opportunity to contribute to the growth of forest carbon conservation projects at the intersection of real estate, climate action, and finance.

Accountabilities
  • Land and title due diligence: Obtain and review title reports, deeds, easements, mortgages, liens, and other encumbrances to assess the ownership and legal status of land associated with Improved Forest Management (IFM) carbon projects.
  • Ownership and parcel verification: Research ownership structures, chain of title, signatory authority, parcel identifiers, legal descriptions, third-party mineral or timber interests, land-use restrictions, and parcel configurations.
  • Mapping and property research: Use GIS systems, county mapping resources, and other available property records to verify parcel boundaries and confirm legal descriptions.
  • Diligence reporting and documentation: Prepare clear, structured internal reports summarizing findings, potential risks, and outstanding issues. Maintain organized records using Microsoft Excel, SharePoint, and Microsoft Teams.
  • Risk identification and resolution: Identify title defects, encumbrances, unclear ownership structures, and other issues that could affect project eligibility or contracting feasibility. Coordinate with relevant teams to resolve outstanding concerns.
  • Contracting support: Assist with final diligence checks, working with landowner originations and legal teams to confirm that all required conditions are satisfied before agreements are signed.
  • Audit readiness and transaction integrity: Ensure diligence files are complete, accurate, defensible, and readily accessible for review, with ownership and parcel details verified before transactions reach contract.
  • Process improvement: Identify recurring diligence issues and recommend improvements that strengthen consistency, reduce turnaround times, and improve the quality of transaction reviews.
  • Pipeline coordination: Manage multiple transactions concurrently, track outstanding requirements, and help ensure diligence activities progress efficiently through the contracting pipeline.
Requirements
  • Relevant professional experience: At least six years of experience in real estate, title research, land acquisition, or land-based transaction management.
  • Title and ownership research: Substantial experience researching ownership and chain of title, reviewing title reports and deeds, assessing easements and encumbrances, and understanding legal property descriptions.
  • Documentation and accuracy: Exceptional attention to detail and the ability to review complex documentation, identify discrepancies, and maintain complete and reliable transaction files.
  • Transaction management: Demonstrated ability to manage multiple transactions simultaneously, prioritize competing deadlines, and work effectively in a fast-paced sales or transaction environment.
  • Technical proficiency: Proficiency in Microsoft Office, particularly Word and Excel, with the ability to organize information and prepare clear, structured diligence reports.
  • Communication skills: Strong written and verbal communication skills, with the ability to explain findings, flag risks, and coordinate issue resolution across cross-functional teams.
  • Professional discretion: Ability to handle sensitive project documentation with professionalism, confidentiality, and sound judgement.
  • Remote collaboration: Ability to work effectively with distributed colleagues and stakeholders across the United States.
  • Contract commitment: Comfortable accepting a short-term, hourly contract position without employee benefits.
  • Preferred education: Bachelor's degree or equivalent experience.
  • Preferred industry experience: Experience with title companies, real estate closings, or land transactions.
  • Preferred sector knowledge: Exposure to conservation, renewable energy, infrastructure, or other land-based projects.
