Job summary

Mortgage Connect, LP is seeking a Default Title Specialist - Deed in Lieu to support title review, clearance, curative activity, and Title Package submissions for Deed in Lieu files within the default servicing process. You will coordinate with clients, borrowers, vendors, and internal teams to resolve title requirements and ensure accurate documentation.

The role emphasizes attention to detail, high‑volume pipelines, and timely status updates.

Qualifications

• High school diploma or equivalent required or broader education considered
• 1+ year of experience in title, curative, default servicing, Deed in Lieu, or related areas preferred
• Knowledge of title commitments, vesting, liens, judgments, taxes, HOA matters, and curative documentation preferred
• Ability to review requirements, research public records, and escalate issues as needed
• Strong organizational skills to manage a high‑volume pipeline and provide status updates
• Effective written and verbal communication with clients, borrowers, vendors, and internal teams
• Proficiency with Microsoft Office and document management/reporting tools preferred

Responsibilities

• Manage assigned Deed in Lieu title files from referral through clearance and submission
• Review title commitments, ownership reports, liens, taxes, and other exceptions to determine required actions
• Identify outstanding requirements for Deed in Lieu acceptance, closing, or conveyance
• Coordinate with vendors to prepare and quality control Deed in Lieu documents
• Prepare and submit Title Packages for HUD/VA conveyances
• Track payoffs, lien releases, satisfactions, and other curative docs
• Coordinate with clients, borrowers, vendors, attorneys, and internal teams to resolve issues
• Monitor milestones, aging files, and follow-up to meet deadlines
• Resolve incomplete items by researching records and escalating when needed
• Provide internal/external status updates and client responses
• Maintain file notes, status, and billing codes in systems
• Follow client referral, escalation, and reporting processes for Deed in Lieu work
• Support compliance with client, investor, regulatory requirements
• Meet department production and quality standards
• Build relationships with clients, vendors, and stakeholders
• Participate in training and process improvements
• Adhere to company policies and confidentiality requirements
• All other duties as assigned
