Job summary

TalentPartners is seeking an experienced Construction Contract & Closeout Specialist to support multiple hyperscale data center projects. This remote role concentrates on subcontract agreements, change orders, financial documentation and turnover deliverables, partnering with Project Managers, Controls, Accounting, vendors and client stakeholders to ensure accurate, timely closeouts.

Qualifications

• 3+ years of experience in commercial or mission-critical construction.
• Experience with contract administration and project closeout.
• Familiarity with subcontract and purchase orders, change orders, lien waivers and warranties.
• Strong organizational skills and attention to detail.
• Excellent written and verbal communication; ability to work remotely.

Responsibilities

• Manage and track the closeout process for multiple large-scale data center construction projects.
• Review subcontract agreements, purchase orders and other project contracts to identify outstanding closeout requirements.
• Maintain detailed closeout logs and proactively follow up on outstanding items.
• Coordinate subcontractor and vendor closeout documentation.
• Track outstanding change orders, contract modifications and pending commercial items.
• Assist with reconciliation of subcontract and purchase order values.
• Coordinate final invoices, pay applications and supporting documentation.
• Collect and track final lien waivers, releases and other required contractual documentation.
• Ensure all subcontractor contractual obligations and deliverables have been satisfied prior to final closeout.
• Coordinate collection of warranties, O&M manuals, as-built drawings, submittals, testing documentation and other required turnover materials.
• Track punch-list and deficiency items through completion.
• Coordinate with project teams to resolve outstanding documentation and contractual issues.
• Organize project records and ensure closeout packages meet client requirements.
• Assist with final financial reconciliation and project closeout reporting.
• Maintain accurate records within applicable project management and document control systems.
• Provide regular status updates identifying outstanding items, responsible parties and potential risks to project closeout.
• Support multiple projects simultaneously while maintaining aggressive closeout schedules.
