Job summary

Morgan Properties is seeking a Regional Service Manager to lead maintenance across multiple communities in Indiana and Kentucky. You will mentor Service Managers and technicians, implement standardized procedures, and drive safety, quality, and cost efficiency across a multi-site region.

This hands-on leadership role requires a track record of improving operations, strong technical knowledge of HVAC, plumbing, electrical and building systems, and the ability to collaborate with Regional Property

Qualifications

• 5+ years of experience in multi-site or regional maintenance leadership.
• Strong technical knowledge across HVAC, plumbing, electrical and building systems.
• Proven leadership in coaching and improving technician performance.

Responsibilities

• Lead and support maintenance operations across a multi-site region, ensuring consistent execution and high-quality standards.
• Mentor and develop maintenance teams, including Service Managers and technicians, to strengthen performance and engagement.
• Implement and reinforce standardized maintenance procedures, processes, and safety practices.
• Partner with Regional Property Managers and community leaders to optimize operations and troubleshoot challenges.
• Oversee vendor relationships, contracts, and service quality to drive efficiency and cost effectiveness.
• Monitor performance trends, identify opportunities for improvement, and implement operational enhancements.
• Ensure compliance with company standards, safety regulations, and applicable codes.

Regional Scope

This role supports communities across the Indiana and Kentucky region, with a primary focus on the Indianapolis and Louisville markets, including Georgetown and surrounding areas.

Frequent travel throughout the region is required, with the ability to support onsite operational needs as they arise, including urgent or high-priority situations.

What We’re Looking For

• 5+ years of experience in multi-site or regional maintenance leadership
• Strong technical expertise across HVAC, plumbing, electrical, and building systems
• Proven leadership experience with a focus on team development, coaching, and performance improvement
• Ability to influence across teams and partner effectively with operations leadership
• HVAC certification and/or boiler license a plus
