Job summary

Morgan Properties is hiring a Service Manager in Florida to lead the maintenance team and ensure property standards. The role combines hands-on troubleshooting with staff development and on-call management to meet regulatory and company requirements.

You will oversee scheduling, training, and inventory while coordinating with on-site and office teams to deliver reliable resident service. A relevant certificate or multiple years of experience are valued.

Qualifications

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 5+ years of related experience, or equivalent education and experience.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a maintenance team through diagnosing problems and providing a resolution.
• Mentor maintenance technicians to increase knowledge and skills.
• Provide expert troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywalling, exterior structure, and appliance repair.
• Establish a 24-hour on-call schedule and remain available for emergencies.
• Partner with office team to service residents and address maintenance issues.
• Manage and organize maintenance materials inventory.
• Establish preventive maintenance schedule, make-ready schedule and work orders.
• Inspect community buildings and vacant units regularly.
• Plan, assign, and direct the maintenance team.

As aService Manager, you will be expected to:

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.

• Be accountable for establishingand preparing a 24 hour on-call schedule for your team, and you must personallyalways be availablein the event of snow and ice or other on-site emergencies;
• Partner with office team members to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.
• Manage and organize inventory of all maintenance materials.
• Establish a preventive maintenance schedule,make-readyschedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Planning, assigning,and directingthemaintenance team.

Compensation & Incentives

• Base Pay: $30.00 - $34.00 / per hour
• Up to 100% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:

• Monday - Friday: 8:00am - 5:00pm
• Paid rotating on-call participationrequired
• Must be available and prepared for emergency events
• *Schedule subject to change based on business needs
