Job summary

Morgan Properties seeks a Regional Service Manager to lead maintenance across multiple communities in Pennsylvania, including Greater Lansdale and nearby areas. You will mentor Service Managers and technicians, standardize maintenance procedures, and partner with Regional Property Managers to optimize operations.

The role requires 5+ years in regional maintenance leadership and strong HVAC, plumbing, electrical, and building systems expertise. Frequent travel and hands-on leadership are expected.

Qualifications

• 5+ years of experience in multi-site or regional maintenance leadership.
• Strong technical expertise across HVAC, plumbing, electrical, and building systems.
• Proven leadership experience with a focus on team development, coaching, and performance improvement.
• Ability to influence across teams and partner effectively with operations leadership.
• HVAC certification and/or boiler license is a plus.

Responsibilities

• Lead and support maintenance operations across a multi-site region, ensuring consistent execution and high-quality standards.
• Mentor and develop maintenance teams, including Service Managers and technicians, to strengthen performance and engagement.
• Implement and reinforce standardized maintenance procedures, processes, and safety practices.
• Partner with Regional Property Managers and community leaders to optimize operations and troubleshoot challenges.
• Oversee vendor relationships, contracts, and service quality to drive efficiency and cost effectiveness.
• Monitor performance trends, identify opportunities for improvement, and implement operational enhancements.

Regional Scope

This role supports communities across a broad Pennsylvania territory, including the Greater Lansdale, Allentown, Reading, Quakertown, Scranton, and Bryn Mawr areas.

Frequent travel throughout the region is required, with the ability to support onsite needs as they arise?including urgent or high-priority situations.
