HILLS Properties is seeking a Regional Property Manager to lead a Midwest portfolio of apartment communities (~1,400 units in Ohio and Indiana). The role is field-based, primarily in Cincinnati, OH or Indianapolis, IN, with some weekends and travel as needed.

The position emphasizes operational excellence, resident experience, and team leadership, guiding site leaders to meet occupancy and NOI targets while maximizing leasing performance and customer satisfaction.

Qualifications

• A comprehensive understanding of both the physical and financial aspects of property management.
• Four (4) year college degree preferred with five to seven years progressive property management experience including experience as a Multi-Site Property Manager and/or District Property Manager.
• Ability and willingness to travel regularly
• Demonstrated record of success in building and managing site staff
• Proficient in Microsoft 365, Yardi, AI tools
• Ability to sell ideas
• Ability to plan and organize
• Demonstrates strong leadership & leadership development
• Great motivator/influencer
• Well spoken
• Valid Driver's License
• Professional References

Responsibilities

• Lead property operations and financial performance to consistently achieve occupancy, revenue, and NOI targets.
• Drive resident satisfaction by holding site leaders accountable for proactive resident engagement, reputation management, and converting resident feedback into meaningful action.
• Elevate and develop high-performing Teams in line with HILLS Core Values.
• Drive and guide site leadership in developing and executing competitive market strategies. Leverage market insight to maximize leasing performance, reputation, and resident retention.
