Job summary

Jobtailor in Austin, TX seeks an experienced operations leader for a portfolio of student housing communities. You will guide Community Managers, oversee payroll, budgets, and reporting, and drive onboarding and ongoing training for the team.

You’ll collaborate with Leasing, Facilities, and Accounting to optimize asset performance, ensure compliance, and support new development startups. Travel 8–12 weeks per year is required.

Qualifications

  • Bachelor’s degree or equivalent in property operations or related field is required.
  • 5–7 years of progressive experience in student housing operations across multiple communities or a portfolio.
  • Experience delivering new development assets and leading operational start-ups.
  • Exposure to property sales, acquisitions, or transitions and understanding operational needs.
  • Strong time management and organizational skills.
  • Proven people leadership and coaching experience.
  • Strong written and verbal communication skills.
  • Willingness to travel about 8–12 weeks annually.

Responsibilities

  • Serve as the primary operational leader for a portfolio of communities with accountability for asset performance and team effectiveness.
  • Directly manage and mentor Community Managers, providing coaching and performance feedback.
  • Lead onboarding and training for new Community Managers through their first 90+ days.
  • Foster engagement, accountability, and team satisfaction across on-site teams.
  • Oversee payroll, commission and bonus approval, AR, expense management and budget variance tracking.
  • Partner with Accounting and Operations on timely financial reporting.
  • Prepare and communicate performance reports related to asset health.
  • Support annual operating budgets and business plans.
  • Oversee turn and non-turn operations, compliance, and quality standards.
  • Audit vendor contracts and service scopes; adjust as needed.
  • Conduct quarterly asset and operational inspections and identify improvement opportunities.
  • Collaborate with Leasing, Facilities, and Accounting to drive portfolio efficiencies.
  • Provide feedback to refine processes and SOPs.
  • Contribute to staffing plans and role deployment across the portfolio.

Requirements
  • Bachelor’s degree or equivalent professional experience in property operations or a related field is required
  • 5–7 years of progressive experience in student housing operations, including responsibility across multiple communities or a defined portfolio
  • Experience delivering new development assets and leading operational start-ups
  • Exposure to property sales, acquisitions, or transitions and understanding of the operational needs that accompany them
  • Strong time management and organizational skills
  • Ability to prioritize effectively across competing demands and timelines
  • Proven people leadership and coaching experience
  • Strong written and verbal communication skills
  • Highly resourceful, capable of solving complex operational challenges with practical, thoughtful solutions
  • Willingness to travel as needed to support portfolio performance, approximately 8–12 weeks annually
