Job summary

Jobtailor in Toledo, OH is seeking a Property Manager for a student housing community, overseeing leasing, maintenance, and staff supervision. You will manage budgets, ensure compliance, and drive resident engagement.

Lead a mid-size team, implement efficiencies, and build partnerships with university partners and the local community to sustain high occupancy and strong cash flow.

Qualifications

  • Bachelor’s degree preferred or 2–5 years in student or multifamily housing, or equivalent experience.
  • Proficient in Outlook, Word, Excel, and property management software; Entrata preferred.
  • Working knowledge of market rate and LIHTC programs, Fair Housing Laws, and EEO laws.
  • Strong skills in staff recruitment and development, financial management, marketing strategy, scheduling, and operational oversight.

Responsibilities

  • Oversee day-to-day operations of a student housing community, including leasing, maintenance, customer service, and vendor management.
  • Build, lead, and develop a high-performing team.
  • Foster a collaborative, positive, and professional environment for staff and residents.
  • Ensure staff training in landlord/tenant statutes, Fair Housing, and safety regulations.
  • Promote relationships with residents, parents, staff, university partners, and the surrounding community.
  • Increase team visibility on campus and in the local business community.
  • Implement systems and procedures to improve operational efficiency and reduce costs.
  • Supervise maintenance and contracted services to maintain curb appeal, cleanliness, and safety.
  • Ensure legal, regulatory, and company-policy compliance.
  • Maintain occupancy at or above 99% and collections at or above 98% of potential income.
  • Maximize Net Operating Income through cost control, revenue generation, and strategic budgeting.
  • Maintain and effectively use leasing, accounting, and property management systems such as Entrata.
  • Analyze financial reports, manage budgets, and provide variance and performance updates.
  • Oversee timely payroll, invoicing, and hiring documentation.
  • Develop and execute an annual marketing plan and track leasing goals.
  • Ensure marketing channels, websites, and printed materials accurately reflect the brand.
  • Conduct market research and coach the team on the competitive landscape.
  • Plan and execute resident events.
  • Collaborate with local schools and student organizations for outreach and partnerships.

Requirements
