Job summary

Qualifications

  • M.Ed or Bachelor’s/Master’s degree in Business Management, Communications, or related field from an accredited college or university.
  • 4-6 years minimum of relevant experience in residence life and/or property management.
  • Knowledge of equity and inclusion issues and laws impacting higher education and community living, including FERPA, all gender spaces, Title IX, affinity-based living learning communities, and ADA compliance.
  • Ability to implement problem solving strategies for crisis response, conflict management, community development, and student/family concerns.
  • Excellent written and verbal communication skills.
  • Detail-oriented and self-motivated; able to work independently, as a leader, and as a collaborative team member.
  • Proficiency in Internet, word processing, spreadsheet, and database management programs.
  • Strong proficiency in property management software such as Yardi, OneSite, or Entrata.
  • Ability to navigate THD (The Housing Director), PeopleSoft, MaxPanda, or equivalents.
  • Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists.
  • Experience building collaborative partnerships with faculty, administrators, students, parents/families, and campus and/or business partners.
  • Ability to physically access all exterior and interior parts of the property and amenities.
  • Ability to work in environments with potentially unpleasant or hazardous temperature, weather, odors, and/or landscape conditions.
  • Routine local travel may be required between assigned areas and other facilities.
  • Rare or occasional travel may be required for business meetings, training programs, or other necessary situations.

Responsibilities

  • Manage the day-to-day operations of an assigned property, including team members, daily activities, and resources.
  • Achieve established budgeted financial and operational goals while ensuring compliance with Company policies, Fair Housing, ADA, FCRA, and other applicable laws.
  • Analyze financial statements, marketing information, and operational reports to support property budget development.
  • Set rent rates, ensure rent and fees are collected and posted, make bank deposits, and prepare and review monthly financial status reports.
  • Approve vendor, contractor, and service provider invoices and coordinate communication with vendors, accounting, and clients/owners.
  • Control expenditures within the approved budget and manage petty cash.
  • Oversee lease enforcement, including application approvals, discounts, renewal leases, inspections, notices, evictions, late fees, and other lease charges.
  • Build relationships with housing and student affairs officials and academic institution representatives.
  • Develop resident policies and guidelines and ensure compliance with pertinent regulations.
  • Analyze market and economic trends and implement marketing and leasing strategies to meet occupancy and revenue goals.
  • Promote resident satisfaction and retention by resolving complaints, questions, requests, and service issues.
  • Ensure maintenance team members meet standards for responding to and completing resident service requests.
  • Conduct property inspections and maintain safety, cleanliness, appearance, and appeal standards.
  • Interview, hire, orient, train, and manage property staff performance.
  • Support client/owner relationships through meetings, property tours, performance updates, and responses to owner requests.
