Job summary

Greystar is seeking a Maintenance Operations Director to lead regional maintenance teams, drive process improvements, and manage capital and interior projects. This role focuses on planning, scheduling, vendor negotiations, and ensuring compliance with safety and regulatory standards across a regional portfolio.

Qualifications

• Read, write and communicate effectively to prepare and explain data to team members.
• Proficient in word processing, spreadsheets, property management (Yardi or One Site), and database management to prepare required reports.
• Able to read and comprehend financial statements such as P&L statements, general ledgers, budgets.
• Knowledge of federal fair housing laws and local housing provisions.

Responsibilities

• Manages maintenance responsibilities in a regional portfolio of properties and provides direction to Regional Maintenance Managers.
• Mentors and trains team members on their team.
• Prioritizes and scopes operational excellence projects to improve maintenance quality and efficiency based on data, KPI and performance indicators.
• Responsible for recruiting and hiring when/where needed.
• Works with senior leadership to develop action plans for maintenance operations.
• Ensures objectives of the company and owners are achieved across properties within the division.
• Ensures compliance with safety programs, OSHA, insurance and licensing and other regulatory programs.
• Delivers designated project management, maintenance, and facility services within the division.
• Identifies areas for improvement and suggests efficiency improvements.
