Responsibilities

• Manage daily property operations, admissions, occupancy, and resident services to maximize occupancy and minimize turnover.
• Review applications, verify income and eligibility, conduct background checks, and oversee resident orientations and recertifications.
• Maintain resident records and ensure timely HUD reporting, including Form HUD-50058.
• Oversee lease administration, move-ins/outs, transfers, violations, delinquencies, and evictions in line with laws and procedures.
• Monitor rent collection, budgets, occupancy, and performance metrics; prepare financial and occupancy reports.
• Conduct and oversee property inspections (move-in/move-out, housekeeping, emergency, REAC) and ensure standards compliance.
• Oversee maintenance, work orders, service contracts, pest control, supplies, and inventory to keep properties safe and presentable.
• Address resident concerns, communicate policies, and promote positive resident-management relationships.
• Coordinate with attorneys, law enforcement, contractors, social service agencies, and other departments on legal matters and community issues.
• Support resident outreach and referrals to community resources, especially for elderly and disabled residents and families in need.
• Monitor and address suspected resident fraud, lease violations, and other program compliance concerns.
• Participate in trainings and meetings, stay current on regulations, and safeguard agency resources and property.
• Perform other duties as assigned to support effective property management and agency operations.
