Job summary

SPM, LLC is seeking a Regional Property Manager for Affordable Housing to oversee a Alabama portfolio, driving occupancy, revenue, and compliance across sites. You will coach Property Managers, manage budgets, and ensure adherence to LIHTC, HUD, and Fair Housing regulations.

The role requires leadership, strong communication, and the ability to coordinate audits, inspections, and reporting while maintaining resident satisfaction and affordability goals across the state.

Qualifications

• 5+ years of progressive property management experience, including multi-site oversight
• At least 3 years managing affordable housing communities
• Working knowledge of LIHTC, HUD, Section 8, and Fair Housing compliance
• Experience with budgeting, financial analysis, agency audits, and property inspections in a portfolio setting

Responsibilities

• Drive portfolio performance: occupancy, revenue, expense control, and resident satisfaction across Alabama communities
• Protect compliance with LIHTC, HUD, Section 8, Fair Housing, and agency guidelines
• Lead and develop on-site teams; support hiring, performance management, and growth
• Own the numbers: budgets, reforecasts, capital plans, monthly financials, variances, delinquency
• Deliver timely financial reports and participate in board meetings
• Keep leasing healthy: monitor occupancy trends, waitlists, renewals, and marketing
