Job summary

Avenue5 Residential is seeking a Floating Property Manager to lead operations across properties, focusing on resident satisfaction, lease administration, and financials. You will coordinate supplier contracts, oversee maintenance, and report monthly results while coaching teams and ensuring client expectations are met.

Ideal applicants bring 2–3 years of property management experience, familiarity with Salesforce.com or Yardi Voyager, and a strong customer-service mindset.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• Two to three years of property management experience required.
• One to two years of direct management experience required.
• Knowledge of resident rental lifecycle activities preferred.
• Real estate license preferred or may be required in some locations.
• Knowledge of Salesforce.com and Yardi Voyager is preferred.

Responsibilities

• Oversee day-to-day property operations and resident satisfaction.
• Manage lease administration, rent collection, and delinquency management.
• Administer property P&L and marketing in line with standards.
• Recruit, interview, and hire staff; provide coaching and development.
• Implement marketing plans to attract and retain residents.
• Respond to resident complaints and liaise with corporate office.
• Maintain professional knowledge through workshops and networks.
• Organize site security, safety records, and risk management.
