Avenue5 Residential is seeking a Floating Property Manager to oversee daily property operations, lease administration, and resident satisfaction across assigned properties. You will manage vendor contracts, reporting, and P&L while ensuring exemplary service to residents, associates, and clients.

The role requires 2–3 years of property management experience, a strong customer-service mindset, and proficiency with Salesforce.com and Yardi Voyager.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• 2-3 years property management experience required.
• 1-2 years direct management experience required.
• Knowledge of resident rental lifecycle activities required.
• Real estate license preferred or may be required in some locations.
• Knowledge of Salesforce.com preferred.
• Knowledge of Yardi Voyager or another equivalent system preferred.

Responsibilities

• Manage day-to-day operations of the property, including resident satisfaction, rent collection, and delinquency management, property P&L, and marketing.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, and hire staff; provide coaching and development.
• Lead and communicate a shared vision to associates; coach and develop the team.
• Execute the strategic marketing plan to attract and retain residents.
• Adhere to operations guidelines in the property management agreement.
• Respond to resident complaints and liaise with residents and corporate office.
• Maintain professional knowledge by attending workshops and reviewing publications.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management.
