Avenue5 Residential is seeking a Floating Property Manager to oversee daily property operations, lease administration, and rent collection while delivering excellent resident experiences. You will manage staff, implement strategic marketing plans, and ensure compliance with agreements and regulations.

The role emphasizes strong organizational and interpersonal skills, with opportunities for coaching, development, and advancement within a growing portfolio of properties.

Qualifications

• High school diploma is required; Bachelor’s degree preferred.
• Two to three years of property management experience.
• One to two years of direct management experience.
• Knowledge of resident rental lifecycle activities is required.
• Real estate license is preferred or may be required in some locations.
• Knowledge of Salesforce.com is preferred.
• Prior experience in Yardi Voyager or another equivalent system is preferred.

Responsibilities

• Manage day-to-day property operations focusing on resident satisfaction and retention.
• Oversee lease administration, rent collection, and delinquency management, and property P&L.
• Lead and hire staff, provide coaching and development.
• Execute the strategic marketing plan to attract and retain residents.
• Coordinate with clients and corporate office on maintenance and rules enforcement.
• Maintain professional knowledge through workshops and networking.
• Organize site emergency evacuation plans and safety records.
• Handle risk management initiatives and loss claims.
