Avenue5 Residential, LLC is hiring a Floating Property Manager to oversee property operations, leasing processes, and resident experience. The role focuses on meeting client expectations, supervising staff, and driving marketing and financial performance at the property level.

Ideal candidates have strong organizational and leadership skills, with experience in property management, and familiarity with property management software.

Qualifications

• Two to three years of experience in property management is required.
• One to two years of direct management experience is required.
• Knowledge of resident rental lifecycle activities is required.
• Real estate license is preferred or may be required in some locations.
• Knowledge of Salesforce.com is preferred or beneficial.
• Prior experience with Yardi Voyager or a similar system is preferred.

Responsibilities

• Manage day-to-day operations of the property including resident satisfaction and retention, full lifecycle activities, property P&L, and marketing.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, provide feedback, and hire staff.
• Lead and coach associates to foster a shared vision and development.
• Execute the strategic marketing plan to attract and retain residents.
• Operate within the property management agreement guidelines.
• Respond to resident complaints and liaise with residents and corporate offices.
• Maintain professional knowledge by attending workshops and networking.
• Organize site-wide natural disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management initiatives.
