Job summary

LBA Logistics | LBA Properties in Richmond, VA, seeks an Assistant Property Manager to support a 5.1-million-square-foot portfolio across multiple markets. You will assist in budgeting, vendor management, CAM activities, and tenant relations while contributing to ESG initiatives and cost-control efforts.

The role reports to the Senior Property Manager & Regional Operations Manager and requires 2–3 years in property management, a Bachelor's degree preferred, and proficiency with Word/Excel.

Qualifications

• Bachelor's degree preferred.
• Experience in real estate property management is desirable.
• Strong customer service and organizational skills.

Responsibilities

• Coordinate building access for brokers, tenants, and vendors.
• Maintain relationships with tenants and vendors.
• Assist with site inspections, including vendor visits and lender inspections.
• On call for fire alarms and property emergencies.
• Oversee service contracts, purchase orders, and work authorizations.
• Identify ways to reduce operating expenses while improving service quality.
• Ensure code compliance and equipment maintenance for all properties.
• Participate in operations meetings and assist with move-ins/outs.
• Coordinate tenant appreciation events and ESG initiatives.
• Assist with CAM reconciliations and CAM estimates.
• Prepare license agreements, telecom agreements, notices.
• Assist in reforecasting property budgets.
• Conduct quarterly property inspections (MRI input).
• Document and process risk management insurance claims.
• Track utilities and ensure timely payment.
• Assist with tenant chargebacks and backups.
• Assist with capital project documentation in PMWEB.
• Assist with financial reporting and AP invoice reviews.
• Assist with AR functions and delinquency communications.
