Job summary

Mercy Housing Management Group is seeking a Property Manager for Parkside Apartments in Denver. This on-site role leads the site staff, oversees building operations, resident relations, leasing, rent collections, and budget management at Parkside Apartments.

Pay is $25.96 to $28.85 per hour, dependent on experience. The position includes benefits such as healthcare plans, PTO, paid holidays, 403b with match, parental leave, life insurance, and more.

Qualifications

• High school diploma or equivalent.
• Knowledge of local and federal housing laws including Fair Housing.
• Experience being accountable for financials.
• Previous housing or property management experience including HUD, LIHTC, Rural Housing, and Tax-Exempt Bond properties.
• Legally operate a motor vehicle (valid driver’s license).

Responsibilities

• Provide leadership to site staff and direct building operations, customer service, resident relations, and budget management.
• Rent collections, leasing, and maintaining occupancy targets; ensure timely payments.
• Manage property operations within budget and identify opportunities for cost savings.
• Regularly review expenses to align with budget goals and drive CNOI performance.
• Ensure regulatory compliance and maintain resident files and documentation.
• Other duties as assigned.

Pay: $25.96-28.85/hour, depending on experience

The Property Manager will provide leadership to site staff, direction for building operations, customer service, resident relations, property budget management, rent collections, leasing, compliance and guidance on maintenance priorities. This position will lead operations at Parkside Apartments.

What You'll Do

Duties

• Deliver great customer service to residents in partnership with Assistant Property Manager, Maintenance, and Resident Services staff.
• Rent collection, ensure timely payments and achievement of collection benchmarks.

Maintain occupancy rates at or above budgeted targets by actively managing leasing strategies.

• Manage property operations within approved budget parameters and identifies opportunities for cost savings.

Regularly reviews and controls property expenses to align with budget goals.

Drive performance to meet or exceed Controllable Net Operating Income (CNOI) objectives.

Monitor and ensure compliance with regulatory requirements, including resident files, annual and interim recertifications, and all necessary documentation.

What We're Looking For

Minimum Qualifications

• High school diploma or equivalent.
• Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
• Experience being accountable for financials.
• Previous housing or property management experience including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
• Legally operate a motor vehicle (valid driver's license).

Preferred Qualifications

• Professional certification in property or affordable housing management.
• Minimum two (2) years of administrative, accounting, customer service, and/or supervisory experience.

Knowledge and Skills

• Comprehend and communicate in the English language both orally and in writing.
• Legally operate a motor vehicle (valid driver's license).
• Proficient with Microsoft Office.
