Qualifications

• 2+ years in residential property management, including oversight
• Budget management and financial statement analysis
• Knowledge of fair housing laws and landlord-tenant regulations

• Strong communication with residents, owners, and vendors
• Ability to work weekends during peak leasing

Responsibilities

• Own the property's operating budget and monitor income/expenses to NOI targets.
• Review weekly and monthly reports, identify variances, take corrective actions.
• Manage delinquency with follow-ups, payment plans, and legal steps when needed.
• Approve invoices and vendor payments per policy.
• Prepare owner reports communicating performance and risks.
• Oversee leasing process from lead generation to lease execution.
• Coach leasing team on sales techniques and follow-up cadence.
• Monitor market trends to inform pricing and concessions.
• Ensure lease docs and move-in procedures comply with policy.
• Maintain resident communication standards and handle escalations.
• Lead retention with lease renewals and engagement initiatives.
• Conduct property inspections for curb appeal and unit quality.
• Recruit, onboard, and develop team members; conduct performance reviews.
• Coordinate with maintenance to meet work orders and PM schedules.
• Ensure compliance with fair housing and regulations; maintain records.
• Identify deferred maintenance and capital needs for ownership.
