Chamberlin + Associates is seeking a Luxury Property Manager to lead on-site operations for a high-end residential community in Phoenix, overseeing financial performance, team leadership, and resident experience with discretion and anticipatory service.

Responsibilities include budgeting, leasing oversight, and ensuring compliance. The role emphasizes maintaining occupancy, maximizing NOI, and protecting the owner’s investment in a premium asset.

Qualifications

• 2+ years in residential property management with at least 1 year in supervision.
• Ability to manage a budget, read financial statements, and act on variances.
• Working knowledge of fair housing laws and landlord-tenant regulations.
• Proficiency with property management software such as AppFolio, Yardi, RealPage.
• Strong written and verbal communication, professional to represent a high-end community.
• Ability to work a flexible schedule, including occasional weekends during high-traffic leasing periods.

Responsabilités

• Own the property's operating budget and monitor income/expenses to meet NOI targets.
• Review financial reports and implement corrective actions for variances.
• Manage delinquency with follow-up and timely legal actions when needed.
• Oversee leasing process to maintain occupancy and revenue goals.
• Coach leasing team on sales techniques and follow-up.
• Ensure lease docs, applications, and move-in procedures comply with policy.
• Set resident communication standards and oversee service delivery.
• Lead retention, renewal outreach, and move-out recovery activities.
• Conduct regular property inspections for curb appeal and unit quality.
• Recruit, onboard, and develop team; conduct performance reviews.
• Coordinate with maintenance on work orders and preventive maintenance.
• Ensure compliance with laws and maintain accurate resident files and records.
• Elevate deferred maintenance, liability risks, and capital needs to ownership.
