Job summary

Mercy Housing is seeking a Property Manager for New Tacoma Senior Apartments in Tacoma, WA. This on-site role oversees leasing, rent collection, resident relations, and overall building operations to maintain occupancy and budget health.

You will lead staff, ensure compliance with housing laws, and implement cost-saving measures while delivering excellent customer service to residents and coordinating with Maintenance and Resident Services teams.

Qualifications

• Experience with housing or property management helpful.
• Ability to manage finances and budgets.

Location: New Tacoma Senior Apartments | Tacoma, WA

Pay: $29-34/hour, depending on experience

The Property Manager will provide leadership to site staff, direction for building operations, customer service, resident relations, property budget management, rent collections, leasing, compliance and guidance on maintenance priorities. This position will lead operations at New Tacoma Senior Apartments.

What You’ll Do

Duties

• Deliver great customer service to residents in partnership with Assistant Property Manager, Maintenance, and Resident Services staff.
• Rent collection, ensure timely payments and achievement of collection benchmarks.
• Maintain occupancy rates at or above budgeted targets by actively managing leasing strategies.
• Manage property operations within approved budget parameters and identifies opportunities for cost savings.
• Regularly reviews and controls property expenses to align with budget goals.
• Drive performance to meet or exceed Controllable Net Operating Income (CNOI) objectives.
• Monitor and ensure compliance with regulatory requirements, including resident files, annual and interim recertifications, and all necessary documentation.
• Other duties as assigned.

What We’re Looking For

Minimum Qualifications

• High school diploma or equivalent.
• Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
• Experience being accountable for financials.
• Previous housing or property management experience including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
• Legally operate a motor vehicle (valid driver's license).

Preferred Qualifications

• Professional certification in property or affordable housing management.
• Minimum two (2) years of administrative, accounting, customer service, and/or supervisory experience.

Knowledge And Skills

• Comprehend and communicate in the English language both orally and in writing.
• Legally operate a motor vehicle (valid driver's license).
• Proficient with Microsoft Office.
