Mercy Housing is seeking a Property Manager for New Tacoma Senior Apartments in Tacoma, WA. The role is on-site, with a focus on leading site staff, resident relations, rent collection, leasing, and budget management to maintain occupancy and compliance.

Qualifications

• High school diploma or equivalent.
• Knowledge of local and federal housing laws (Fair Housing, Tenant laws).
• Experience being accountable for financials.
• Housing or property management experience including HUD, LIHTC, Rural Housing, and Tax-Exempt Bond properties.
• Valid driver's license.

Responsibilities

• Deliver excellent customer service to residents in partnership with staff (Assistant Property Manager, Maintenance, Resident Services).
• Rent collection and ensure timely payments; achieve collection benchmarks.
• Maintain occupancy rates by active leasing strategies.
• Manage property operations within approved budget and identify cost-saving opportunities.
• Regularly review and control property expenses to meet budget goals.
• Drive performance to meet or exceed Controllable Net Operating Income (CNOI).
• Monitor regulatory compliance, including resident files and certifications.
• Other duties as assigned.
