Mercy Housing is seeking a Property Manager to provide leadership to site staff and direct building operations at Franconia and Willow St. Apartments in Denver. The role oversees resident relations, budgets, rent collections, leasing, and compliance.

The position emphasizes strong customer service, budget discipline, and adherence to housing laws while advancing Mercy Housing’s mission of affordable, inclusive communities.

Qualifications

• High school diploma or equivalent.
• Working knowledge of local and federal housing laws (Fair Housing, Landlord-Tenant).
• Experience being accountable for financials.
• Previous housing or property management experience including HUD, LIHTC, Rural Housing, and Tax-Exempt Bond properties.
• Valid driver's license.

Responsibilities

• Deliver great customer service to residents with staff.
• Rent collection and maintaining occupancy targets.
• Manage operations within budget and identify cost savings.
• Ensure regulatory compliance and complete necessary documentation.

The Property Manager will provide leadership to site staff and direction for building operations. This position oversees resident relations, property budgets, rent collections, leasing, and compliance.

Location:

Franconia Apartments, a 54-unit senior housing community, and Willow St. Apartments, a 12-unit supportive housing community in Denver.

Pay

$30-32/hour, depending on experience

Duties

• Deliver great customer service to residents in partnership with Assistant Property Manager, Maintenance, and Resident Services staff.
• Rent collection, ensure timely payments and achievement of collection benchmarks.
• Maintain occupancy rates at or above budgeted targets by actively managing leasing strategies.
• Manage property operations within approved budget parameters and identifies opportunities for cost savings.
• Regularly reviews and controls property expenses to align with budget goals.
• Drive performance to meet or exceed Controllable Net Operating Income (CNOI) objectives.
• Monitor and ensure compliance with regulatory requirements, including resident files, annual and interim recertifications, and all necessary documentation.
• Other duties as assigned.

Minimum Qualifications

• High school diploma or equivalent.
• Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
• Experience being accountable for financials.
• Previous housing or property management experience including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
• Legally operate a motor vehicle (valid driver's license).

Preferred Qualifications

• Professional certification in property or affordable housing management.
• Minimum two (2) years of administrative, accounting, customer service, and/or supervisory experience.

Knowledge And Skills

• Comprehend and communicate in the English language both orally and in writing.
• Legally operate a motor vehicle (valid driver's license).
• Proficient with Microsoft Office.
