Job summary

Avenue5 Residential is seeking a Floating Property Manager to oversee daily operations across multiple properties, ensure resident satisfaction, manage leases, maintenance, and monthly reporting, and support clients with a high level of service.

The role requires strong organizational skills, experience in property management, and ability to lead teams, with an emphasis on safety, budgeting, and adherence to company standards. A valid driver's license and real estate licensure preferred.

Qualifications

• Bachelor’s degree preferred; high school diploma required.
• Two to three years of property management experience.
• One to two years of direct management experience.
• Knowledge of resident rental lifecycle activities.
• Real estate license preferred or may be required by location.
• Knowledge of Salesforce.com and Yardi Voyager preferred.

Responsibilities

• Manage day-to-day property operations, resident satisfaction, and retention.
• Oversee lease administration, rent collection, delinquency management, and property P&L.
• Lead recruitment, interviewing, feedback, and hiring.
• Provide coaching and development to associates and lead with a shared vision.
• Execute strategic marketing to attract/retain residents.
• Ensure compliance with property management guidelines and landlord rules.
• Respond to resident complaints and liaise with corporate office.
• Maintain professional knowledge through workshops and networking.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management.
