Job summary

Avenue5 Residential is seeking a Property Manager for our Grand Prairie property to oversee daily operations, leasing, and resident relations. You will drive occupancy and a strong customer experience while managing budgets and staff performance.

The role requires 2–3 years in property management, 1–2 years in direct management, and familiarity with lease lifecycle processes. Real estate license preferred; Salesforce.com and Yardi experience advantageous.

Qualifications

• Two to three years of property management experience is required.
• One to two years of direct management experience is required.
• Knowledge of resident rental lifecycle activities is required.
• Knowledge of Salesforce.com is preferred.
• Prior experience in Yardi is preferred.

Responsibilities

• Manage day-to-day property operations including resident satisfaction, lease administration, rent collection, delinquency management, P&L, and marketing.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, provide corrective feedback, and hire staff.
• Lead and coach associates with a shared vision.
• Execute the marketing plan to attract and retain residents.
• Follow operations guidelines in the management agreement.
• Respond to resident complaints and liaise with residents and corporate office.
• Maintain professional knowledge via workshops and publications; network.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management.
• Perform other duties as assigned.
