Avenue5 Residential in Olathe, Kansas is hiring a Property Manager to oversee daily property operations, resident relations, and lease administration. This role reports to the property leadership and involves P&L oversight, marketing, and compliance to ensure exceptional resident experiences.

Qualified candidates have 2–3 years of property management experience, strong organizational skills, and knowledge of Salesforce.com or Yardi Voyager.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• 2–3 years property management experience required.
• 1–2 years direct management experience required.
• Knowledge of resident lifecycle activities required.
• Real estate license preferred or may be required locally.
• Knowledge of Salesforce.com and Yardi Voyager preferred.

Responsibilities

• Manage day-to-day operations including resident satisfaction, rent collection, and property P&L.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, and hire staff; provide coaching and development.
• Execute strategic marketing to attract residents.
• Respond to resident issues and liaise with corporate office.
• Maintain safety records and risk management.
• Organize site disaster and evacuation plans.
• Stay updated with professional knowledge through workshops.
