Job summary

WinnCompanies is seeking a Property Manager II for Longshore Cove, a 236-unit affordable housing community in Vallejo, CA. You will manage leasing, maintenance, and financial objectives while ensuring HUD/LIHTC compliance.

The role requires on-call availability and a standard 8:00 AM–5:00 PM schedule, Monday through Friday, with duties spanning rent setting, renewals, occupancy, and reporting.

Qualifications

• High school diploma or GED required.
• 1-3 years of relevant work experience.
• Less than 1 year of supervisory experience.
• Knowledge of HUD and LIHTC regulations.
• Experience with computer systems, especially Microsoft Office.
• Excellent customer service and communication skills.
• Ability to multi-task in a fast-paced environment.

Responsibilities

• Collaborate with senior management to establish appropriate rent levels.
• Review rent schedules and oversee rent increases and renewals.
• Maintain optimum occupancy levels.
• Process move-ins, move-outs, recertifications, and renewals.
• Ensure compliance with HUD and LIHTC regulations.
• Direct maintenance planning and ensure timely financial reporting.
• Prepare annual budget for senior management approval.
• Provide timely rent collection and deposits per local laws.
• Lead staff meetings and training under Winn Guiding Principles.
